Death & Unattended Death Cleanup

When a death goes unnoticed for days or weeks, the damage reaches further than the room. We remediate the structure, not just the surface.
Service photo

An unattended death is not a cleaning job. Decomposition releases fluids that travel through flooring into subfloor and joists, and gases that carry into wall cavities, insulation and the HVAC system. Surface cleaning will look finished and smell fine for about a week.

We open up whatever needs opening, remove what cannot be saved, treat what can, and test before we call it done. If the odour comes back, the source was never removed.

What the job includes

  • Assessment of how far contamination has travelled, including under flooring
  • Containment and negative air before any material is disturbed
  • Removal of affected flooring, subfloor and structural material where required
  • Sealed disposal under our medical waste licence, with a manifest copy for the owner
  • Hydroxyl or ozone odour treatment through the affected volume
  • HVAC assessment where the system may have carried contamination
  • Verification testing and a written certificate of decontamination

How we work

  • You call

A trained technician answers, not an answering service. We ask six questions, and if you only know two of them that is enough for us to start moving.

  • We arrive

Unmarked vehicles and plain clothing on approach. Containment goes up before anything is touched.

  • We remediate

Source removal first, then structural cleaning, hospital grade disinfection and odour treatment, then verification testing.

  • We hand it back

A certificate of decontamination, a waste manifest where applicable, and a space you can use again.

Most families pay nothing. We open the claim with your carrier, submit the documentation and argue it where it needs arguing. If you are not covered, you get a written price before we start.

Common questions

Death and Unattended Death: what people ask us

How long does it take?

A contained single room is often a same day job. Where fluids reached the subfloor or the property sat for weeks, expect two to four days including odour treatment and drying time. We will give you a realistic window after we see it.

Can the smell really be removed?

Yes, but only by removing the source. Anything that treats the air without taking out the saturated material is buying you a few weeks. That is why we cut into flooring rather than promising a miracle spray.

What happens to belongings?

Anything non-porous can usually be cleaned and returned. Soft furnishings and porous items in the affected zone generally cannot be saved. We photograph and list everything we remove so it can go on the insurance claim.

Who else needs to be involved?

Usually the medical examiner has already been and gone. We can coordinate with the funeral director, the landlord or property manager, and your insurer. Most families would rather not make those calls, so we make them.

If something has happened, stop reading and call.
