Hoarding Cleanup
Handled at the pace of the person who lives there. Nothing leaves the property without their agreement, and nobody gets talked down to.

Hoarding is not a cleaning problem and it does not respond to a skip and a hard deadline. Clearing a property against the wishes of the person living in it is traumatic, it damages the relationship, and it very often reverses within a year.
We work room by room, with the owner present wherever possible, sorting rather than dumping. It takes longer. It also works, and people keep their dignity.
What the job includes
- An initial visit to see the property and agree a plan and a pace
- Room by room sorting with the owner, with keep, donate and discard decisions made by them
- Recovery of documents, photographs, valuables and sentimental items
- Biohazard and waste remediation where conditions require it
- Pest and odour treatment where needed
- Structural cleaning and remediation once the property is clear
- Discreet removal and disposal, with no branded vehicles outside
How we work
- You call
A trained technician answers, not an answering service. We ask six questions, and if you only know two of them that is enough for us to start moving.
- We arrive
Unmarked vehicles and plain clothing on approach. Containment goes up before anything is touched.
- We remediate
Source removal first, then structural cleaning, hospital grade disinfection and odour treatment, then verification testing.
- We hand it back
A certificate of decontamination, a waste manifest where applicable, and a space you can use again.
Most families pay nothing. We open the claim with your carrier, submit the documentation and argue it where it needs arguing. If you are not covered, you get a written price before we start.

Hoarding Cleanup: what people ask us
My relative does not want help. What can I do?
Please do not arrange a surprise clear-out. It rarely holds and it damages trust badly. Call us and talk it through. We are often able to visit and meet the person first, at their pace, without committing them to anything.
How long does it take?
A single room might be two days. A full property is usually one to three weeks depending on volume, condition and how the sorting goes. We will give you a realistic range after seeing it, not an optimistic one.
Do you throw everything away?
No. Nothing is discarded without the owner's agreement. We recover documents, photographs and valuables as a matter of routine, and we arrange donation for anything usable that they choose to let go.
Is it covered by insurance?
Sometimes, where there is an associated covered loss such as water damage, pest damage or a biohazard element. Often it is a private job. We give you a written price before starting.
If something has happened, stop reading and call.
